Floating Leasing Consultant – South County 

WHO WE ARE:

Propper Asset Management LLC is a privately owned and operated real estate investment and management firm with residential properties throughout Missouri.

WHAT WE ARE LOOKING FOR:

We are currently seeking an experienced Floating Leasing Consultant to support our multifamily residential communities, primarily located in the South County area.  This position reports directly to the assigned Property Manager(s) and is responsible for all aspects of the leasing process while delivering exceptional customer service to prospective and current residents.

The ideal candidate is adaptable, self-motivated, organized, and comfortable working across multiple communities as business needs require.

RESPONSIBILITIES:

  • Warmly greet visitors, prospective residents, and current residents.
  • Conduct property tours and showcase apartment homes and community amenities.
  • Consult with prospective residents to identify housing needs, preferences, and budget requirements.
  • Maintain thorough knowledge of all assigned communities, floor plans, amenities, pricing, and availability.
  • Ensure model apartments and vacant units are clean, fresh, and ready for tours.
  • Process rental applications, conduct background and credit screenings, and verify references as directed by management.
  • Facilitate lease execution and obtain required signatures from residents and management.
  • Coordinate move-in dates, documentation, and resident onboarding processes.
  • Prepare move-in materials and resident welcome packets.
  • Create, develop, and maintain waitlists as needed.
  • Perform daily inspections of assigned properties to ensure curb appeal and overall community appearance.
  • Assist with resident retention initiatives and community events.
  • Manage and promote community amenities and shared facilities.
  • Assist with recordkeeping, filing, administrative tasks, and leasing reports.
  • Create, develop, and maintain promotional and marketing initiatives.
  • Develop and implement outreach and marketing strategies to attract prospective residents.
  • Maintain consistent communication with Property Managers regarding leasing activity, traffic, and occupancy goals.
  • Provide leasing support at multiple properties as assigned.
  • Perform other duties as assigned.

REQUIREMENTS:

  • Minimum of 3 years of multifamily leasing experience.
  • Previous experience working at multiple properties or in a floating role preferred.
  • Proficiency in Microsoft Office Suite, and Google Docs
  • Experience with Yardi property management software.
  • Outgoing, friendly attitude with the ability to make others feel welcome and comfortable.
  • Strong sales, customer service, and closing skills.
  • Excellent verbal and written communication skills.
  • Strong organizational skills and attention to detail.
  • Ability to work independently and effectively manage priorities across multiple locations.
  • Valid driver's license, reliable transportation, and proof of automobile insurance required.

COMPENSATION & BENEFITS:

Job Type: Full-Time

Pay: Hourly rate based on education, certifications, and relevant experience.

SCHEDULE:

  • Hourly Position, Commissions, and Annual Bonus
  • Must be available to work Monday through Sunday as business needs require (schedule may vary with advance notice).
  • Travel between assigned communities is required. Position is primarily focused on properties in South County, with occasional support provided at properties in other nearby communities as needed.

PHYSICAL REQUIREMENTS:

Light lifting may be required from time to time. Standard physical demands associated with an office and property management environment apply, including the ability to walk properties, climb stairs, lift objects, open filing cabinets, bend, and stand for extended periods as needed.
