WHAT WE ARE LOOKING FOR:
We are currently seeking an experienced and energetic Community Manager for a new residential property in the South St. Louis County Missouri Market scheduled to open in late Summer of 2023. The residences at Tesson Ridge will be a new premier community in South County.
RESPONSIBILITIES:
- The effective and timely lease up of a new property.
- Manage the new community set up process including but not limited to vendor set up, service contract reviews, marketing initiatives and community outreach.
- Manage the business operations of the assigned property, including but not limited to accounts payable, accounts receivable management, manage invoicing of accounts payable within the property management software, manage and track rental income.
- Execute company and owner directives in accordance with all applicable rules, regulations, and business practices.
- Plan and coordinate community events
- Manage community outreach programs and marketing initiatives.
- Plan, implement, and monitor programs for resident satisfaction and retention.
- Exercise common sense, good judgment, and consistency in day-to-day contact with residents and prospective applicants and in other business-related matters
- Facilitate the development and manage the operational and capital budget for the property, assist in the tracking, and reporting on the financial performance of the property and implement strategies for enhancing the value of the asset.
- Identify, recruit and hire team members as necessary to maintain the appropriate staffing level of the property.
- Responsible for the training and continuing education of new team members and support each team member to ensure the success of the individual and the community
REQUIREMENTS:
- Minimum of 10 years' experience in multifamily property management
- Bachelor's degree preferred in business or related field
- New property lease up experience of class A property preferred
- Proficiency in property-level accounting with demonstrated success at working within a budgetary framework
- Self-motivated and effective team leadership
- History of maintaining high occupancy, low turnover, and low delinquency
- Knowledge of federal, state, and local laws pertaining to property management,
- Experience with YARDI property management software preferred.

- Monday thru Saturday availability (weekend flexibility as required primarily scheduled in advanced)
Must have a valid driver's license, dependable transportation, and automobile insurance as required by the State of Missouri. Travel is primarily local during the business day. This is role is primarily onsite. Lite lifting may be required from time to time. Standard / common physical demands within an office and property management environment required, such as the ability to lift objects, open filing cabinets, and bend or stand as needed.
